How to Use the Price Per Square Foot Calculator

This calculator supports two modes for different real estate questions:

  1. Calculate $/sqft. Enter the total property price and the square footage. The calculator instantly shows the price per square foot. Use this when comparing properties of different sizes to see which offers better value per unit of space.
  2. Calculate Total Price. Enter the price per square foot and the square footage. The calculator shows the estimated total price. This is useful when you know the going rate in an area and want to estimate what a property of a given size should cost.

About Price Per Square Foot

Price per square foot is the most common metric for comparing real estate values across properties of different sizes. It normalizes the cost so you can make apples-to-apples comparisons between a 1,200 sq ft condo and a 3,500 sq ft house in the same market. Lenders, appraisers, and investors all rely on this metric for quick valuations.

Keep in mind that price per square foot varies widely by location, property type, condition, and lot size. A downtown penthouse and a rural farmhouse will have very different per-sqft prices even in the same metro area. Always combine this metric with other factors when evaluating a property.

Frequently Asked Questions

What is the average price per square foot for a home?

The average price per square foot varies dramatically by location. In the U.S., the national average ranges from roughly $100 to $200 per square foot, but major cities like San Francisco or New York can exceed $1,000/sq ft, while rural areas may be under $80/sq ft. Always check local comparable sales for an accurate benchmark in your market.

What is a good price per square foot?

A "good" price per square foot depends entirely on your local market. Compare the property's $/sq ft to recent comparable sales (comps) in the same neighborhood. If the property is below the average for similar homes in the area, it may be a good deal. If it is well above, investigate why, such as premium finishes, a better lot, or an inflated asking price.

Why does price per square foot vary so much by location?

Land value is the primary driver. In dense urban areas, land is scarce and expensive, which pushes the per-sqft cost higher. School districts, walkability, job proximity, and local amenities also affect pricing. Two identical houses in different neighborhoods can have very different per-sqft values because of the land and location premium.

Should I include the lot size in the square footage?

Typically, price per square foot refers to the livable interior space, not the lot size. Lot size affects overall property value but is tracked separately. When comparing properties, make sure you are using the same measurement for all of them, either gross living area from the appraisal or the listing's stated square footage. Mixing lot size and interior space will produce misleading comparisons.
